Ekta Kapoor rents out Juhu property for ₹1.5 lakh a month; inside the Kapoor family’s blockbuster real estate deals

Television producer Ekta Kapoor has once again made headlines in Mumbai’s real estate market. The Balaji Telefilms Joint Managing Director has leased out a floor in her residential property, Ekta House, located in the upscale Juhu neighbourhood of Mumbai, under a two-year leave and licence agreement.

According to property registration records accessed by CRE Matrix, the agreement was officially registered on July 28, 2026, although the lease period began earlier on March 1, 2025.

Juhu property leased for ₹1.5 lakh per month

The leased unit is situated in the four-storey Ekta House and comes with one dedicated car parking space.

As per the registered documents, the tenant will pay a monthly licence fee of ₹1.5 lakh, with the agreement remaining valid until February 28, 2027.

The records also mention that the tenant has submitted postdated cheques covering the entire duration of the lease, a common practice in long-term leave and licence agreements.

Not the first lease from Ekta House

This isn’t the first time Ekta Kapoor has rented out a property in the same building.

Back in 2021, she leased another floor of Ekta House for ₹2.7 lakh per month under a 24-month leave and licence agreement. That deal reportedly included a ₹10 lakh security deposit along with a 12-month lock-in period.

The latest agreement reflects Kapoor’s continued strategy of monetising premium residential assets in one of Mumbai’s most sought-after localities.

Kapoor family’s major property transactions

The Kapoor family has remained active in India’s luxury real estate market over the past few years, completing several high-value transactions.

In June 2025, Jeetendra Kapoor and Ekta Kapoor sold a 2,149-square-foot apartment in Omkar 1973, Worli, for ₹12.25 crore. The apartment included two parking spaces and commanded a price of over ₹57,000 per square foot.

A month earlier, in May 2025, Jeetendra Kapoor and family completed one of their biggest property deals by selling a 2.39-acre land parcel in Andheri to NTT Global Data Centres for approximately ₹855 crore. The land housed Balaji IT Park, spread across three buildings with a built-up area of nearly 4.9 lakh square feet.

Earlier, in 2021, Ekta Kapoor and Shobha Kapoor also sold a plot in Pune to family-owned firms Tusshar Infradevelopers and Pantheon Buildcon for ₹20 crore.

Jeetendra’s iconic Mumbai bungalow

Apart from commercial and residential investments, the Kapoor family also owns one of Mumbai’s most talked-about heritage properties.

Veteran actor Jeetendra has often recalled buying a bungalow in Pali Hill decades ago from late actor Bharat Bhushan for just ₹4.25 lakh. According to media reports, the property’s estimated value has now soared to around ₹450 crore.

Following its redevelopment, Jeetendra revealed that the bungalow’s valuable Burma teak wood alone was sold for ₹11.5 lakh, nearly three times what he had originally paid for the entire property.

The latest lease agreement further highlights the Kapoor family’s continued presence in Mumbai’s premium real estate market, where their investments have consistently attracted attention alongside their contributions to the entertainment industry.
