Hrithik Roshan is making waves beyond the silver screen after leasing out a premium commercial office space in Mumbai’s Andheri West. The Bollywood superstar has entered into a five-year lease agreement that is expected to earn him rental income worth several crores, highlighting his growing presence in the real estate investment space.
The latest transaction has attracted attention from both the entertainment industry and the commercial real estate sector, showcasing the actor’s long-term investment strategy.
Office Leased at ₹17 Lakh Per Month
According to property registration documents, the office space has been leased to Clearsynth Labs Limited. The agreement states that the tenant will pay a monthly rent of ₹17 lakh during the first three years of the lease, from April 1, 2026, to March 31, 2029.
From April 1, 2029, the monthly rent will increase to ₹19.55 lakh, with the revised amount remaining in effect until the lease concludes on March 31, 2031. The agreement also includes a 15% rent escalation after the initial three-year period.

Premium Office Space in Andheri West
The leased property is located at Lotus Nilkamal Business Park on New Link Road, Andheri West, one of Mumbai’s well-known commercial hubs.
Spread across nearly 6,000 square feet, the office comes with seven dedicated parking spaces, making it suitable for corporate operations. Reports also state that the tenant has deposited a security amount of ₹68 lakh as part of the lease agreement.
Investment Expected to Deliver Strong Returns
With the scheduled rent increase built into the agreement, the five-year lease is expected to generate rental income worth crores. The deal reflects the increasing preference among celebrities for investing in commercial properties, which can offer steady rental earnings alongside long-term asset appreciation.
Hrithik Roshan has frequently expanded his property portfolio over the years and remains one of the prominent Bollywood personalities investing in premium real estate.
