Megastar Amitabh Bachchan has reportedly leased three floors of a commercial property in Mumbai’s Andheri West to nutrition brand TruNativ F&B under a five-year agreement, adding another major deal to his growing real estate portfolio.
MUMBAI: Amitabh Bachchan is once again making headlines for his real estate investments, this time with a lucrative commercial property lease in Mumbai.
The Bollywood legend has reportedly leased out three floors of the Signature building in Oshiwara, Andheri West, to nutrition-focused company TruNativ F&B for a monthly rent of approximately ₹33 lakh.
The reported five-year agreement began on August 15, 2026, and could generate rental income of nearly ₹22 crore over the complete lease period.
Three Floors, ₹33 Lakh Monthly Rent
According to details from the reported leave-and-licence agreement, the three floors together have a carpet area of approximately 8,428 sq ft.
The property also comes with an exclusive parking arrangement, giving the tenant rights to nine designated vehicle parking spaces within the building.
At the reported monthly rental of ₹33 lakh, the effective rent works out to roughly ₹390 per sq ft.
The agreement reportedly includes a 5% annual escalation clause, meaning the rent will increase each year during the lease period.
Security Deposit Reportedly Touches ₹1.98 Crore
The commercial arrangement also includes a substantial security deposit.
TruNativ F&B has reportedly paid around ₹1.98 crore as a security deposit for the property.
With the five-year lease and annual rent escalation factored in, the total rental outgo is estimated to be around ₹22 crore, making it a significant commercial property transaction in Mumbai.
The deal highlights the value of well-located commercial real estate in areas such as Andheri West and Oshiwara, which remain among Mumbai’s important business and commercial zones.
Amitabh Bachchan Has Been Expanding His Property Portfolio
The new Mumbai lease is not an isolated real estate move for the veteran actor.
Earlier this year, Amitabh Bachchan expanded his property investments in Ayodhya, purchasing a 2.67-acre land parcel from The House of Abhinandan Lodha (HoABL).
The reported transaction was valued at approximately ₹25 crore.
The purchase was confirmed by HoABL in March and marked Bachchan’s third investment in Ayodhya with the developer.
The actor’s interest in Ayodhya has added another dimension to his already extensive property portfolio, which includes residential and commercial assets in Mumbai.
Another Mumbai Lease With Warner Music
Bachchan has also previously generated rental income from another commercial property in Mumbai.
Nearly three years ago, the actor reportedly leased four office units in the Lotus Signature building to Warner Music, under an agreement carrying a monthly rent of approximately ₹17.30 lakh.

That lease began in March 2024 and reportedly included 12 dedicated parking spaces.
The latest TruNativ agreement therefore adds another major corporate tenant to Bachchan’s commercial property portfolio.
