Mumbai: Bollywood’s action superstar Akshay Kumar has once again made headlines not for a blockbuster release, but for a major real estate transaction. The actor has sold two luxury apartments in Mulund West, Mumbai, for a combined Rs 12.38 crore, adding another high-value deal to his growing list of property transactions.

According to official property registration documents, the two premium apartments are located in Oberoi Enigma, one of Mulund’s most sought-after luxury residential projects on LBS Road. Both units, situated on the 18th floor of Tower B, feature a RERA carpet area of 1,886 square feet each.

Each apartment was sold for Rs 6.19 crore, taking the total transaction value to Rs 12.38 crore. The deals were officially registered on June 30, 2026, with a stamp duty payment of Rs 37.14 lakh per apartment, totaling Rs 74.28 lakh. Both homes also include three dedicated parking spaces each, highlighting the premium nature of the sale.

The buyer in both transactions has been identified as Sunny Home Care Private Limited.

Interestingly, property records reveal that Akshay Kumar had originally purchased these apartments back in October 2017 from Oberoi Constructions, making this sale nearly a decade after the acquisition. Market experts note that the appreciation in property value over the years reflects the rising demand for luxury residential spaces in Mumbai’s central suburbs.

This isn’t the actor’s only recent property move.

Just weeks earlier, in June 2026, Akshay sold two apartments in Borivali East for a combined Rs 7.1 crore. Those units were part of the premium Sky City residential project and were sold to Suvarna Rupeshkumar Sakpal.

Records suggest the actor had purchased the Borivali properties in November 2017 for around Rs 3.68 crore, showing a substantial jump in value over the years.

Real estate analysts say that areas like Mulund and Borivali are witnessing strong price growth, largely due to improved metro connectivity, upgraded infrastructure, and increasing interest from buyers looking for larger luxury homes.

With multiple back-to-back sales, Akshay Kumar’s property portfolio decisions are now sparking discussions in both Bollywood and Mumbai’s real estate circles raising one big question: is the superstar reshuffling his investments for something even bigger?
